The article studies spatial and sectoral potential for sustainable development of rural areas in the Republic of Buryatia for 2019–2025. An analysis of the dynamics of agricultural crop acreage and agricultural production in all categories of farms has revealed a significant economic potential in rural areas of the republic. However, an analysis of the age structure of the rural population shows heterogeneous changes in certain age groups. Unemployment rates in the rural areas of the Republic of Buryatia are higher than in urban ones. We have established a steady trend of rural-to-urban migration. It is hypothesized that the loss of schools as a key element of rural social infrastructure contributes to migration sentiments and accelerate the population outflow to the urban areas. In these circumstances, the increase in agricultural production has not yet been accompanied by commensurate sustainable development in the region's rural areas.
